Northern Ireland Snagging Surveys – Available 3, 4 & 5 November 2026
Buying a New Build in Northern Ireland?
I’m returning to Northern Ireland and taking bookings for independent snagging surveys on 3, 4 and 5 November 2026.
If you are collecting your keys, approaching completion or have recently moved into your new home, this is a good opportunity to have the property checked by an experienced, independent inspector.
Enquiries welcome for Belfast, Lisburn, Craigavon, Lurgan, Portadown, Bangor and surrounding areas. Send me your postcode so I can confirm availability along my inspection route.
Who Will Inspect Your Home?
I’m Andrew Kerrigan, RPSA Tech., the independent surveyor behind NW Snag Surveys. I bring over 30 years of practical experience in construction and site management, supported by NHBC snag inspection training.
I personally carry out your inspection and prepare your report. You deal directly with me from your first enquiry through to receiving the findings, with straightforward explanations and practical advice.
My job is to help you understand the condition and workmanship of your new home, record the defects I identify and give you clear evidence to raise with your developer.

What Does a Snagging Survey Check?
A new home can look impressive on viewing day while still containing unfinished work, poorly fitted components or defects that are easy to overlook.
Your snagging survey examines accessible internal and external areas, with checks covering:
- Internal finishes: walls, ceilings, decoration, floors, doors and joinery.
- Windows and external doors: operation, alignment, seals and visible damage.
- Kitchens and bathrooms: fitting quality, sealants and visible leaks.
- Outside the property: brickwork, pointing, gutters, visible roof details and drainage.
- Accessible loft areas: insulation and visible workmanship.
- General installation quality: visible issues affecting everyday use, safety or durability.
The inspection is visual and non-destructive, with the scope depending on safe access and the stage of completion.
A Photographic Report You Can Send to Your Developer
After the inspection, you receive a clear digital snagging report with photographs, defect locations and explanations of the issues identified, together with recommended corrective action.
That gives you an organised record to share with your developer or site manager and refer back to when repairs are carried out.
Before Completion or After Moving In?
Both can be suitable. An inspection before legal completion depends on your developer allowing access. If you already have the keys, a survey can still help you record defects and raise them promptly through the developer’s defect-reporting process.
Send me your expected handover date or let me know when you moved in, and I’ll help you arrange an appropriate appointment.
