Taking Handover of a New-Build Before Christmas? What to Check Before You Accept the Keys

New-build homes where a professional snagging survey can identify unfinished work and defects before handover

If you’re due to collect the keys to a new-build home before Christmas, it’s an exciting time. It can also be a busy one, with removals, paperwork and the developer’s handover appointment all competing for your attention.

Before you move in, take time to check the property carefully and record anything unfinished, damaged or not working as expected. A clear written record helps you raise issues with the developer promptly.

What Should You Check at New-Build Handover?

During your handover visit, look around each room and note any visible damage, incomplete work or items that don’t operate properly. For example:

  • Windows and doors: Check that they open, close and lock correctly.
  • Walls, ceilings and floors: Look for cracks, damage, rough finishes or unfinished decoration.
  • Kitchen and bathrooms: Check visible seals, fittings, taps, toilets and signs of leaks.
  • Heating and ventilation: Ask how the systems work, and report anything that appears faulty.
  • Outside: Look for visible damage, unfinished brickwork, loose fittings or water collecting near the property.
  • Handover documents: Check that the manuals, certificates and other documents promised by the developer are provided.

Take clear photographs, note the room or location, and send your list to the developer in writing. Keep a copy of your messages and any responses.

Tip: Don’t rely only on a quick walk-through or a verbal promise that an issue will be sorted. Record the item and ask the developer to confirm the next steps in writing.

Should You Have a Snagging Survey Before Completion?

An independent snagging survey can provide a more systematic inspection of visible finishes and workmanship. It can identify items that are easy to overlook during a short handover appointment and provide a photographic report you can share with the developer.

Access before legal completion depends on the developer’s arrangements. If a pre-completion inspection isn’t possible, a survey after you receive the keys can still help you document visible defects. The inspection is visual and non-destructive, and its scope depends on access and the stage of completion.
