New Build Snagging Before Christmas: Check Your Home Before Handover

A little festive sparkle is lovely. Unfinished snags are less welcome.

If your new-build handover is coming up before Christmas, there can be a lot to organise: keys, removals, utilities, furniture and plans for the holidays. It is easy to focus on the move and miss details in the property itself.

A snagging survey is an independent check of visible defects, incomplete work and finish issues. It gives you a clear, photographic record that you can raise with your developer through the appropriate handover or aftercare process.

What can a snagging survey check?

The inspection is visual and non-destructive, with access and the stage of completion affecting what can be checked. Areas commonly reviewed include:

  • walls, ceilings, floors and visible decorative finishes;
  • doors, windows, handles, seals and ease of operation;
  • kitchen and bathroom fittings, visible sealant and signs of leaks;
  • accessible loft areas, insulation and ventilation details;
  • external brickwork, pointing, gutters, drainage and visible roof details; and
  • visible workmanship and installation issues that may affect use, safety or durability.

A standard visual snagging inspection does not open up the building or certify electrical, gas or plumbing systems. Any specialist checks or optional extras should be agreed before booking.

Before completion or after you have moved in?

If your developer allows access before legal completion, an inspection before handover may help you record issues while the home is still at that stage. If you have already moved in, a survey can still help document visible snags. The best timing depends on the developer’s arrangements, access and your own contract or warranty process.

Where possible, book early if you know your handover date. Around the holiday period, diary space and developer response times may be tighter. Keep copies of the report and any messages you send to the developer, and follow their stated process and time limits.

Why use an independent snagging surveyor?

An independent surveyor works for you, not the developer. You receive a clear report with photographs, locations and practical recommendations, giving you an organised way to discuss findings with the site team.

Andrew Kerrigan, RPSA Tech, has over 30 years of construction experience and carries out independent new-build snagging surveys across the Wirral, Liverpool, Chester and North Wales. Learn more about NW Snag Surveys’ new-build snagging service, snagging surveys on the Wirral and your surveyor.

A calm handover starts with knowing what is there

Christmas is a busy time to move, but you do not need to rush through a new-build inspection. A properly recorded snag list helps you understand what needs raising and gives you a useful reference as you settle in.

If your handover is approaching, send your postcode, property type and expected date. Andy can confirm availability and explain the inspection scope before anything is booked.
