Why Are Older Properties Different?

An older house shouldn’t automatically be considered a problem property.

What About Damp and Moisture?

Damp and moisture concerns are particularly important because staining or mould doesn’t necessarily tell you the underlying cause.

Possible contributing factors can include condensation, inadequate ventilation, leaking rainwater goods, plumbing leaks, defective external finishes or moisture penetration.

Where visible evidence raises concern, the survey can recommend appropriate further investigation rather than simply assuming that a damp-proof course is required.

What Happens After the Inspection?

Following the survey, you’ll receive a written report setting out the condition of the property and highlighting significant findings.

The report is designed to help you distinguish between routine maintenance and matters that deserve more immediate consideration.

Where further investigation is appropriate — for example by a roofer, electrician, drainage contractor or another suitably qualified specialist — this can also be recommended.

Level 1 or Level 2 – Which Do I Need?

A Level 1 survey provides a more concise overview of a property’s condition and may be appropriate for relatively straightforward, modern properties in apparently satisfactory condition.

A Level 2 Home Survey provides greater detail and is generally more appropriate where you want a fuller understanding of the property before purchasing.

Very old, unusual, extensively altered or significantly deteriorated buildings may require a more detailed form of building survey.
